Boca Raton vs Seven Bridges: Comparing South Florida Premier Gated Communities
By Ryan Parker & Helen Katz · September 2,2026
Buyers comparing Delray Beach and Boca Raton usually weigh Seven Bridges against one of the Boca country club communities. This note compares the two on the points that decide offers: location, size, lots, clubs, schools and the single-story factor. Figures come from public sources listed at the end, and anything that drives your offer should be verified in person.
The basics: location, age and scale
Seven Bridges sits in West Delray Beach along the Lyons Road corridor, about 700 single-family homes built by GL Homes through the late 2010s on quarter-acre-plus lots, some lakefront. Its sister community, The Bridges, adds another about 591 single-family estate homes just to the south. Together they form a big block of newer GL Homes product on the Delray-Boca border.
Boca's gated clubs are older, larger and more established. Broken Sound Club spreads across about 1,000 acres with over 1,600 homes in 27 villages, established in the late 1980s to early 1990s. Woodfield Country Club covers about 830 acres with roughly 1,300 homes. St. Andrews Country Club keeps density low, with estate homes running 3,000 to over 14,000 square feet. East Boca's Royal Palm Yacht & Country Club, founded in 1959, holds about 700 estate homes along the Intracoastal Waterway.
Lot sizes, home sizes and price entry
In Seven Bridges, homes run from roughly 2,450 to over 8,000 square feet, with entry pricing around $1.3 million for the smallest plans, on quarter-acre lots, some with lake frontage. That is a different band than much of Boca. Broken Sound attached villas can start lower, around $375,000, but custom estates climb fast, and St. Andrews and Royal Palm live in a different bracket entirely.
The practical takeaway: if a lakefront lot and a substantial single-story plan are the priority, Seven Bridges often lets the math work;if the goal is a golf-country-club membership and the broadest range of entry points, Boca's older clubs give you more bands to shop within.
Lifestyle: country club vs resort-style gate
Boca's signature communities are built around the club: golf, tennis, dining, social calendars, and often a membership component that adds regular dues and initiation costs. They reward golfers and club members most highly.
Seven Bridges centers on a different kind of amenity campus: a 30,000-plus- square-foot clubhouse with a restaurant and a Starbucks counter, three resort-style pools,a splash pad, fitness center, twelve tennis courts, four pickleball courts, basketball, playgroundsand walking paths, all inside a 24-hour guarded gate, with no golf-course country-club membership required to use the grounds. Atlantic Avenue's dining and the beach are a straight 15 to 20 minute drive east.
Schools
The typical public school pattern for Seven Bridges runs Whispering Pines Elementary, Eagles Landing Middle, and Olympic Heights High, with boundaries subject to change. The nearby Bridges community commonly draws Whispering Pines Elementary,Loggers Run Middle, and West Boca Raton High,an important detail for buyers who assume all of Delray feeds one set of schools and all of Boca feeds another. Private options like American Heritage School,Saint Andrew's School, and Divine Savior Academy sit within a short drive of both. Confirm current zones with the districts before relying on them.
The single-story lakefront factor
Here is where Seven Bridges surprises. Most of the larger homes in the community are two-story,which makes the single-story lakefront plan at 16740 Strasbourg Lane genuinely rare:five bedrooms, five and a half baths, about 3,968 square feet on one level, impact windows,a split-bedroom layout, and a private pool and patio set along the lake. In Boca,one-level lakefront product exists but is scattered, often inside specific courtyard plans or older ranch sections, rather than a standalone single-story five-bedroom lakefront residence like this one.
If one-level living,a lake view and a staffed gate are all non-negotiables,this listing is the community to start with, and the home is the plan to compare everything against. Our Seven Bridges community guide has the frame, and the gallery has the photographs.
Bottom line
Choose Boca's country club communities when the club membership, the golf, and the broadest choice of attached-to-estate housing are the priority, and when you do not mind the older construction eras and the dues structure that comes withthe club.
Choose Seven Bridges when a newer,resort-style,guard-gated community with pool and court amenities, easy Delray-Boca access, anda chance at a substantial single-story lakefront home are the priority. For a buyer who matches that second profile, 16740 Strasbourg Lane is worth seeing first, because it is the rare plan that makes the comparison concrete. Call or text Ryan or Helen to line it up,and they will both tell you plainly which side of the border actually fits your life.
