West Delray Beach Luxury Market: What the Recent Numbers Show

This is a numbers-first look at the West Delray Beach luxury market and the wider Boca Raton and Delray Beach tier, checked and written in late September 2026. Every figure below is labeled with its source and the window it covers, because market numbers depend on who is counting, when, and what they are counting. The short version: Delray Beach is a city where the median sale price sits at about $545,000 per Redfin's most recent window, while the gated communities of west Delray such as Seven Bridges trade well above that on a thin and changeable supply of listings.

Start with the citywide number, then read it carefully

Redfin's Delray Beach city page reports a median sale price of $545,000, up 4.7% year over year, covering the three months ending May 2026, with homes selling in about 90 days. That is the most current widely cited citywide window as of this writing.

Do not be surprised when another headline disagrees. Zillow's average home value for Delray Beach was $340,609, down 3.8% over the previous year, as of an update dated May 31, 2026. The two numbers measure different things: Redfin is the median of homes that actually sold in a three-month window, while Zillow is a modeled estimate of the value of all homes. A citywide median also mixes everything from west Delray's gated communities to condos near downtown, which is why it says so little about any single neighborhood.

The Community

Seven Bridges sits along the Lyons Road corridor in the 33446 zip code.

It is the GL Homes gated community behind 16740 Strasbourg Lane, with a staffed 24-hour gatehouse, a clubhouse with dining and a coffee counter, pools, courts and lakeside walking paths. The part that matters for a market note is supply: on any given day the community holds only a handful of active listings.

Seven Bridges resale activity: thin supply, labeled figures

The number of active Seven Bridges listings changes by the day and disagrees by tracker. Checked in late September 2026: Delray Beach Real Estate's tracker showed about 6 active homes in the community, Bex Realty showed about 18, and Momentum Realty's live feed showed roughly 34. Each site pulls from the same MLS at a slightly different moment and counts slightly differently, which is exactly why a single "how many homes are for sale" figure is worth treating with caution.

For resale prices, Momentum Realty's rolling data through 2026 puts the community's median sold price at $1.88 million, down 10.7% versus the prior 12 months, at about $473 per square foot, with a median of 43 days on market. A February 2026 market report by Dawn Schwartz, using a narrower snapshot, showed 10 active listings with a median list price of $2,149,500, about $529 per square foot. Both are real; they just come from different windows.

Closed-sale data aggregated by Homes.com and other trackers for the 33446 zip code shows the range recent deals have landed in, with a median closing price of about $1.75 million across the 180 days before the data was pulled. Examples include 9350 Eden Roc Ct at $1,550,000 in November 2025, 16750 Picardy Way at $1,600,000 in December 2025, and 9748 Rennes Ln at $2,800,000 in July 2025. That zip covers Seven Bridges and neighboring west Delray communities, so treat these as zip-level, not community-only, figures.

The wider Boca Raton and Delray Beach luxury tier

The Institute for Luxury Home Marketing tracks Boca Raton and Delray Beach as one combined luxury market, defined at a $1.2 million entry point. In the December 2025 window it counted roughly 590 luxury single-family listings with about 90 sales a month, a median luxury sale price of $2,192,500, and a 94.2% sale-to-list ratio.

Its August 2026 report, covering mid-2026, shows the tier tighter: about 490 luxury single-family listings, down 15% year over year, with about 132 sales a month, up 38% year over year, and a median sale price of about $2.10 million. That is a snapshot of a seller-leaning balance, not a prediction, and it is worth repeating that it combines two cities with very different neighborhoods inside each.

For context on the wider city, a January 2026 market summary from South Ocean Group put Delray Beach's median around $700,000 with roughly 106 days on market and about 5.4 months of supply countywide for single-family homes. Different windows, same market, different stories, which is the whole lesson.

How a buyer should use these numbers

Compare like for like. A citywide median will not price a home in a gated community, and a $2.8 million sale on one lakefront lot is not a comp for every other lot. The useful comparisons within Seven Bridges are sold homes of the same floor plan type, the same lot position, and the same condition, measured in price per square foot, not headline totals.

Within those comps, single-story lakefront homes are the narrowest slice. Most of the larger homes in Seven Bridges are two-story, and the home behind this note, at 16740 Strasbourg Lane, is a rare single-story lakefront Charleston Grande with five bedrooms, five and a half baths and about 3,968 square feet, on a lot where the pool and patio face the water. When a community sells only a handful of homes a month and most of those are two-story, the data trail for a one-level lakefront home is short, which is exactly why the list price conversation happens one home at a time. As of October 11, 2026, the asking price is $2,600,000, a meaningful reduction that positions the home inside the community's published 2026 sale range; the price update note covers the details.

No figure in this note is a forecast, and none should be treated as one. Listings come and go, sales close on their own schedules, and every tracker updates on its own cadence. The reliable way to price or buy in Seven Bridges is current MLS data pulled at the moment you are ready to act, which is where a local agent earns the fee.
